What costs are involved in buying a property?

Buying your first home or investment property is a very exciting time. It can also be complicated and confusing. Not to mention emotional, and at times scary.

As a Buyer’s Agent, I can assist you throughout the entire process and support you on your search for the right property. I can help you to see clearly which expenses you will need to consider when making one of the most important purchases of your life, such as:

Deposit Required

This may vary between 5% and 20% of the property purchase price. Lower deposits may attract Lender’s Mortgage Insurance (LMI) which is an additional cost to the borrower. This should also be factored in.

From 1 October 2025 the Australian government's First Home Guarantee commences, allowing minimum 5% deposits to purchase property. Conditions apply.

First Home Owner's Grant (FHOG)

This Government contribution to first home buyers varies for each state and territory. Borrowers should take advantage of this one-off offer if eligible to do so. As little as 5% deposit may apply.

Stamp Duty

This is a government tax on the transfer of ownership of land and property. It also varies, and exemptions or concessions may apply under FHOG conditions in some instances. Stamp duty calculator.

Pre-Approval for Finance (Borrowing Capacity)

I strongly advise all of my clients to confirm your borrowing capacity with a reputable mortgage broker ASAP so that you can be realistic in your property search. It’s doesn’t cost a cent to confirm, and they will find you the best lending institution and mortgage (loan) for you. I also have broker contacts in my network.

Buyer's Agent Fees

I offer all of my first home buying clients fixed fee costs to provide whatever services they require, rather than a percentage of the property purchase price so that they know clearly how much to allow for in their budget.
